Paula1 StarI’m providing this review after a bad experience – and after many hours of thinking long and hard before sharing it publicly. Normally, people are too quick to get online and complain… I am not one of those people. Instead, I’m one who takes the time to compliment someone. Unfortunately, in this situation that isn’t the case, and I believe the public should be aware.
We selected Ann Wood with CRIS Realty in New Lenox and were absolutely appalled with our entire experience from start to finish. The beating we took financially and emotionally was unimaginable – but the sigh of relief we took when we finally closed was so huge that not having to deal with them any more in the future almost made it secondary.
Ann basically did nothing to sell our home except enter the information in the MLS system and wait for other people to show the house. She did create brochures and put them on the counter in our kitchen – for people who were brought in by other realtors to see. When we asked her to hold an open house or broker’s open we were met with nothing but excuses or reasons why they wouldn’t be effective. Her only suggestion was to lower the price of our house. When we asked about any other marketing tools we were always told just to lower the price of our house. Our house was NOT overpriced. In fact, it was very competitively priced and sold for less than it could have.
When we were presented with an offer on the house she didn’t do her due diligence and was incredibly lax in advising us. We had made it clear the certain draperies and hardware weren’t included in the sale and the way she handled the situation created a huge disagreement during which we felt she didn’t advocate for us at all. When we learned that the agent who brought the buyer for our house was also with CRIS Realty – and was also the listing agent for the people who were selling their house to buy our house – we became convinced that there was much more being considered than “customer representation”. After some research we learned "in-house" sales are FAR more favorable than those from two different companies.
We had another offer come in during this situation and Ann told us that we did NOT want a bidding war. We have not sold enough homes to have realized that we certainly did want a bidding war – it’s a seller’s market and why wouldn’t we have wanted to get the most for our house that we could? Why would a realtor have told us we didn’t want a bidding war?? Why would she at least not have asked for “highest and best” from both people who offered? Due diligence and looking out for her customer were not on top of her priority list. We also found that the other offer was not from a CRIS Realty associate.
The cherry on the cake here was the home inspection – during which our security camera footage showed more than five people going in and out of our home over a period of four hours – with NO regard for our property and NO supervision from Ann. Ann had told me that the buyers were having people come in to measure for carpeting… yet there were no tape measures, not flooring business vehicle, etc. Just people milling about casually.
In the end, we had an incredibly horrible, EXPENSIVE, emotionally draining experience that has prompted me to write this lengthy review in hopes that I can save others the same type of experience. When it comes to realtors we most often see positive reviews – because it’s a personal experience and people are less likely to share the negative in these cases. It’s not like a restaurant. In this case it was so bad we feel others need to be aware of what can TRULY happen to them.Monday 25th January 2021
